Cosmetic condition should be viewed as the most important factor when it comes to appeal and overall interest in your property during the leasing and/or sales process. If a property doesn’t show well, it won’t rent or sell, it’s really that simple. Put yourself in the shoes of the prospective buyer or renter, and look at the property objectively. From there, determine the items that need to be addressed in order to make it ready for move in. We’ll be more than happy to help you make these determinations as well. Our staff has rented and sold close to 400 properties over the past 5 years, so we have plenty of experience when it comes to the things that people look for and what matters most. In short, we won’t recommend spending money when it’s not necessary and will suggest focusing on less expensive areas that have the most impact on overall appeal.
Of course not! But not doing so will reduce the number of interested parties, because many individuals are pet owners. Pets rarely cause damage to a property and we always collect an additional security deposit for any pet, just in case. Our general recommendation is to allow pets under 40 lbs. Also, we don’t allow ANY aggressive breeds of dogs. Applicants are required to submit documentation and photos of each pet they own. In the end, more pet allowance and acceptance will lead to greater interest in your property.
Right Hand PM is able to find qualified tenants for most properties within about 30-45 days. Some take longer, some don’t take as long. There are a number of factors that will influence this duration ranging from price, to condition and current market demand. As long as your property is priced right and shows well, there is no reason that it should take longer than 30-45 days. In any case, we won’t compromise our standards for applicants because in the end, finding a quality tenant is the most important thing, even if it takes a bit longer.
Tenant selection is the most important aspect in the leasing and management process and placing a strong focus on tenant quality results in higher customer satisfaction, so that’s a win/win! We follow a strict application process that includes a nationwide background check on any tenant 18 or over, a credit check, landlord reference and gathering proof of current income. We do everything we can to ensure that the applicant(s) we approve will turn out to be great tenants!
We utilize a software that allows tenant payments to be made by credit card or direct debit from their account. Once these funds clear in our account, we initiate a direct deposit to you, usually taking only 1 business day to clear. Our goal is to collect the rent and send it out as quickly as possible!
When a tenant contacts us with a problem, we notify you right away and keep you in the loop during the entire process. Nobody likes getting a bill for something of which they were unaware and we don’t put owners in that position. Some owners give us the authority to handle repairs over $1000 and some want to be notified if anything over $100 is being spent, and we’re OK with either of those! We will tailor the communication to your liking. Furthermore, we have longstanding relationships with many different types of vendors and thus, are able to get the best possible pricing for you when it comes to repairs, labor and materials. If you have a vendor with whom you’d prefer us to work, we’re more than happy to use them. Some management companies make a lot of money using their own, staffed vendors or “handymen” but that isn’t the case with Right Hand. If a vendor charges $143 for a service call and repair, you’re charged $143 for the service call and repair and not a penny more! Typically, we’ll pay for the repair and then deduct that amount from your next deposit, it’s that simple!
Time is money, and it’s no different when managing a property. If a tenant fails to pay rent, we’ll serve the property notices immediately after the grace period. If the 5 Day Notice expires and no rent has been collected, we’ll initiate the eviction process. We don’t mess around when it comes to a tenant’s failure to pay and waiting around for a payment to be made is the worst thing that can be done. You’ll of course, be updated as to the status of a past due payment and any communication that’s taking place between the tenant and Right Hand PM. Dealing with a past due tenant isn’t for the faint of heart, and for that reason, we’re equipped to handle the proceedings in the most efficient way possible, whilst following the laws and eliminating the possibility of a case being dismissed due to mishandling.
In order to maximize financial return and minimize the chances of having a vacant property, we’ll contact the tenants 60 days before the end of their lease to find out if they’re interested in renewing and if not, touch base with you to get paperwork started for the new listing. Once the tenant has vacated, we’ll conduct a thorough walk through to document the condition of the property and compare that to its condition upon their move in. Anything exceeding wear and tear will be charged to the tenant and deducted from their security deposit. If cleanings or repairs are necessary, we’ll coordinate those for you, free of charge. If the tenants want to renew the lease, we’ll handle the renewal paperwork and perform a walk through, free of charge! We aim to minimize tenant turnover and this approach is mutually beneficial to Right Hand PM and you, the property owner.
